Similar to mobile applications like Uber, AirBNB, and TripAdvisor, the iBUILD mobile application will allow users to rate and review construction services.  iBUILD will focus on developing a more informed consumer and in effect a mechanism for regulation that focuses on serving the mass market and those at the bottom of the pyramid in developing nations.   Once complete, iBUILD will support a virtual marketplace that connects the consumer with architects, lenders, the construction authority, and builders from construction project design to completion.

 

Establishing a single platform that creates transparency and improves market efficiencies, iBUILD will enable small scale construction markets in developing nations to systematically scale to the exponentially growing demands by providing access to all stakeholders in a “one stop shop”.

Create a virtual ecosystem for stakeholders in the construction process

 

By allowing all the stakeholders to interact in one virtual transparent marketplace, we believe the unfettered access, improved quality and reduced cost, will increase housing production that will better enable developing countries to meet growing housing demands.  The development of this ecosystem and mobile application to connect builders, home owners, and banks aims to:

  1. Create construction capacity (through job training and apprenticeship certifications) to help informal builders develop and demonstrate their professional skills

  2. Push down interest rates and expand credit availability by creating standardized construction oversight and transparency tools for banks, builders and home owners

  3. Improve the accuracy of construction cost estimates by leveraging analytics generated by iBUILD over time

  4. Introduce new lending products that increase the availability of loans for homeowners and builders alike.

Populations are Growing and Countries are Urbanizing

 

Over 13% of the world’s population currently lives in slums. With the rapid urbanization of emerging market cities across the globe, this number is expected to reach almost 25% of the world’s population by 2030. In Sub-Saharan Africa, there are expectations that as much as 76% of the projected 1.1 billion population will be living in slums by 2030 if current market conditions persists.

Housing Demand is vastly outpacing Supply

 

Exacerbating this problem is the housing shortage for middle- and low-income individuals in emerging market cities. The most extreme example is Nigeria where a 17-million unit housing gap exists that is growing at a rate of 780,000 units annually. Enormous back logs also exist in other countries: in Kenya there is a shortfall of over 2 million units; in Uganda it is 1.6 million units; in Ghana it is 1.2 million units; in Zambia it is 1.3 million; and in Rwanda it is 350,000 units.

Inability of Small Construction Entities to scale

 

Informal construction accounts for over half the construction output of most African nations.  With minimal controls to hold contractors accountable for quality, there are frequent occurrences of building collapse, cost overruns, or incomplete construction.  It is estimated that in Kenya over 90% of the construction workforce is not formally registered with the government.
